About MobileHomeLoanCalculator.com
MobileHomeLoanCalculator.com is a free tool for one job: helping you figure out what a mobile or manufactured home loan will actually cost each month before you talk to a lender.
Why this site exists
Search for a mobile home loan calculator and almost everything that comes up is a lender's lead-capture page. The calculator is bait; the goal is your phone number. That's fine for the lender, but it's not great when you just want an honest number.
This site is different on purpose. There's no sign-up and no lead capture, and nothing you type into a calculator ever leaves your browser. The calculator also handles things lender pages often skip, like lot rent, because a payment estimate that ignores $400 a month in park rent isn't much of an estimate. Manufactured housing financing is genuinely different from regular mortgages: the Consumer Financial Protection Bureau found that around 42% of manufactured home purchase loans are chattel loans, which are secured by the home but not the land and generally carry higher rates. A calculator for this niche should reflect that reality, and this one does.
How the math was verified
The calculator uses the standard fixed-rate amortization formula, M = P × [r(1+r)n] ÷ [(1+r)n − 1]. Before launch, the formula and its outputs were cross-checked against published references from Chase and TransUnion, whose worked examples match spreadsheet PMT results. Program facts on the site, like FHA Title I loan limits, come from HUD/FHA documents, and pricing context comes from the Census Bureau's Manufactured Housing Survey, which HUD sponsors. Every page that states a fact links to its source, and time-sensitive figures like loan limits get re-checked when the site is updated.
What this site is not
It's not a lender, a broker, or a financial advisor, and its results are estimates, not offers or advice. Loan decisions deserve a conversation with a qualified professional who can see your full picture. This site's job is to make sure you walk into that conversation already knowing roughly what the numbers should look like.
